Dear Swann's Mill Homeowners,
 
As you have been aware, the board has held multiple meetings to solicit input and ideas to better address the growing "leasing" issue we have in our community that requires updating our governing documents.
 
To update our governing documents requires ALL your involvement. Based on the input from the homeowners present at those meetings, the result is a leasing amendment proposal that does not have an arbitrary leasing limit but provides a process for future leasing approvals.
More specifically:
 
·         Leasing can be managed within a healthy, grandfathered limit.
·         Helps streamline HOA management and lower operational strain
·         Protect property values and buyer perception
·          Preserve a safe, engaged, owner-invested neighborhood.
 
The Board strongly encourages every homeowner to vote YES on this leasing amendment! The voting process will be held from September 15, 2026 to October 15, 2026
How to Cast Your Vote:
 
·         Return the enclosed paper ballot by mail or scan/email to TeresaMajeed@TowneProperties.com
·         In Person: Drop o8 your completed ballot at the clubhouse drop-box Saturday, September 19, 2026 between 10am and 2:00pm. Board members will be present to assist.
·         In Person: At the "National Night Out Event" scheduled for October 6, 2026 from 6:00pm to 8:00pm

Swann’s Mill Homeowners Association, Inc. was incorporated in November 2008 and transitioned to homeowners control in November 2012. The community has 400 homes made out of single-family and townhomes.  
 
Swann’s Mill is a welcoming and diverse community in Durham, set on expansive, beautifully maintained grounds. Homeowners enjoy a variety of amenities designed to support everyday living.
 
We have a junior Olympic swimming pool, playgrounds, over seven conveniently located pet waste stations, a community room for HOA sponsored events, and a 24-hour fitness center.

Homeowners should reach out to the CSA prior to contacting the Association Manager. If you do not receive a response from the communities CSA within 48 hours please then email the Association Manager. 
 
If you have an emergency when our office is closed, please call 919-878-8787 and choose option 3 for our On Call Answering Service.  Please make sure you leave your name, community name, address, phone number, and email with the answering service.  If your call is deemed an emergency, your information will be provided to the On-Call Manager to handle the issue for you.  If your call is not an emergency, the information will be provided to your Management Team to handle during normal business hours.  
 
Please note that streets in Swann’s Mill are public roads, not managed by the HOA. Because of this, the HOA cannot enforce parking rules or tow vehicles from the streets. Only the City can address abandoned or inoperable vehicles.
